From equipment inventory to written findings

PVAC begins by identifying the equipment included in the program. Useful inventory information can include unit type, location, service area, filter requirements, major system characteristics, control type, refrigeration box or fixture served, and access considerations.

An initial condition review establishes the starting point. Filters, coils, drains, belts, motors, electrical connections, controls, sensors, temperatures, airflow indicators, visible refrigerant conditions, and operating sequence are reviewed according to the equipment and agreed scope. Refrigeration equipment may also include evaporator fans, frost patterns, defrost observations, box temperatures, drainage, and door conditions.

Routine maintenance actions and observed defects are kept distinct. A filter replacement or drain cleaning is documented as completed work, while a control fault, worn component, abnormal temperature, or electrical condition is identified for further service or repair consideration.

Written findings provide the owner or facility contact with a practical record of what was reviewed, what was completed, what should be monitored, and which items deserve a repair decision. When a condition requires diagnostic testing beyond the maintenance scope, that need is explained rather than assumed resolved.
